Young Families Are Moving to Northern Samaria

As housing costs soar in central Israel, a growing number of religious-Zionist couples are moving to Einav in northern Samaria, where single-family homes with yards start at ₪1.88M and commutes to Tel Aviv stay under an hour.


Today’s housing market leaves young religious-Zionist couples with few options: a crushing mortgage in greater Tel Aviv for a cramped apartment, or a complete recalculation. That reality has driven a quiet but significant migration wave in recent months to the “Hemdat Shomron” project in Einav. The young families who’ve already made the move understand that northern Samaria has become the most accessible and affordable suburb of central Israel.

The story here is about a generation that decided to stop chasing expensive apartments in Petah Tikva or Netanya, and return to a model of house, yard, and a diverse, cohesive community where neighbors know each other. About 250 families now live in Einav, enjoying active community life, a sense of belonging, and a warm, family atmosphere.

The town has everything a family needs day-to-day: synagogues, kindergartens, a clinic, a gym, a grocery store and pizzeria, extensive tourism areas, and a spring that serves as the neighborhood gathering spot. Balancing career and home is also easier thanks to access to the new train line and Route 6, and there’s an organized shuttle system for medical staff that runs daily directly to Laniado Hospital in Netanya, Beilinson Hospital in Petah Tikva, and Meir Hospital in Kfar Saba. A new industrial zone, “Bostanei Hefetz,” is currently being developed and built, expected to provide many employment opportunities for all area residents.

The homes at Hemdat Shomron were designed from the start to fit religious families at different life stages, offering three main options—all with yards and expansion possibilities: a classic 5-room single-family home of 152 square meters with a large yard for Shabbat hosting; a large 5-room duplex of 144 square meters combining a courtyard and sun terrace with private parking; and a functional 4-room duplex of 115 built square meters including an additional 85-square-meter interior shell, allowing for future expansion or creating a rental unit.

The biggest fear for couples leaving central Israel is the traffic barrier, but Einav’s location—near Shavei Shomron and Avnei Hefetz—changes the picture. The town is only about 20 minutes from Route 6, enabling quick access to Netanya, Kfar Yona, and Kfar Saba. That accessibility recently improved even more with the opening of the new Samaria Railway, which can connect Einav residents to the entire central region in just 20 minutes.

The real estate development in northern Samaria proves that road paving has made the area an integral part of the Sharon and central region employment corridor. This trend has strong backing from Samaria’s Regional Council, which is investing massively in infrastructure and educational institutions, as Samaria has become a significant residential reserve for audiences from across the country seeking quality of life, community, and accessibility to the center—alongside a more affordable alternative to housing prices inside the Green Line.

Field analysts are marking Einav as the next real estate opportunity. The current pre-sale phase allows families to buy a single-family home at a starting price of ₪1,880,000 (~$515K)—right before demand and infrastructure completion drive prices up, exactly as happened in neighboring towns over the past decade. This is a strategic economic decision that provides financial resilience and, most importantly, a pleasant, communal, quality place to raise a family.
